Location: Manchester

Salary: £35,000-£45,000 + Bonus + (Commission)
 
MON - FRI (NO WEEKENDS)

My client prides themselves on delivering outstanding residential property management services across their growing portfolio. With a strong reputation for quality, compliance, and customer service, we are entering our next stage of growth - and we're looking for an experienced Head of Property Management to lead our dedicated team.

This is a senior leadership role where you'll be at the heart of operations, ensuring landlords, tenants, and partners receive the very best service while driving efficiency, growth, and innovation across the business.

What You'll Be Doing
As Head of Property Management, you'll take overall responsibility for leading our property management function, ensuring best-in-class service and compliance while developing your team.
 
This will include:
- Leading, mentoring, and developing a small but high-performing property management team.
- Driving a culture of accountability, continuous improvement, and customer focus.
- Conducting team meetings, one-to-ones, and performance reviews.

Operational Management
- Overseeing day-to-day property management across the residential portfolio.
- Acting as the escalation point for complex tenancy disputes, landlord queries,and maintenance challenges.
- Ensuring smooth onboarding and integration of new properties into the portfolio.
- Streamlining internal processes to improve efficiency, consistency, and service quality, compliance
 
Risk Management
- Ensuring full compliance with lettings legislation, tenancy law, and housing standards
- (including health & safety).
- Liaising with councils, housing officers, and regulatory bodies where necessary.
- Monitoring and managing property risks, ensuring proactive issue resolution. Stakeholder Engagement
- Building and maintaining strong relationships with landlords, tenants, contractors, and partners.
- Negotiating with contractors and suppliers to achieve cost savings and quality outcomes.
- Providing clear communication and advice to landlords on compliance, legislation, and best practice.
 
Commercial & Strategic Input
- Monitoring KPIs, budgets, and financial performance of the portfolio.
- Identifying opportunities to increase efficiency, profitability, and customer satisfaction.
- Supporting senior leadership with reporting, insights, and recommendations for growth.

Please note: this list of responsibilities is not exhaustive. As a senior leader you'll be expected to adapt and take on additional tasks in line with business needs and portfolio growth.

What We're Looking For:
- Extensive experience in residential property management.
- A proven track record of leading, managing, and developing teams.
- Strong knowledge of lettings legislation, housing law, and compliance requirements.

- Financial awareness, with the ability to manage budgets and monitor KPIs.
- Exceptional communication and conflict resolution skills.
- A professional, empathetic, and solutions-focused approach when dealing with landlords and tenants.

- High level of organisation and ability to work effectively under pressure.
- A customer-first mindset with a drive for continuous improvement.
- Preferable - Experience with Reapit, Goodlord, Fixflo
